Morgan Karp joined NHPF in 2023 as a project manager in the acquisition and development group in New York, supporting the financing, development, and preservation of multifamily housing.
Previously, she was part of the New York development team at The NRP Group, a Top 10 national multifamily developer focused on community revitalization. She managed a $600+ million pipeline of affordable, market-rate, and mixed-income projects across Westchester, New York City, New Jersey, and Connecticut, overseeing site selection, financing, community engagement, design, construction, and lease-up.
Karp’s development experience is further strengthened by her role at AB Capstone, where she handled financial underwriting, entitlements, city agency approvals, and construction oversight for commercial and mixed-use projects in New York City. Before transitioning to real estate development, she spent 12 years in business development and marketing for top architectural firms, including Perkins Eastman Architects.
Karp holds a Master of Science in Real Estate Development from Columbia University and a Bachelor of Arts from Bowdoin College. She brings strategic thinking, strong project management, and a mission-driven approach to developing high-quality, sustainable, affordable housing. She is an active member of Women in Housing and Finance, Inc.
