MORGAN KARP

Project Manager

Morgan Karp joined NHPF in 2023 as a project manager in the acquisition/development group in the New York office, where she is primarily responsible for supporting the financing, development, and preservation of multifamily housing.

Prior to joining NHPF, she was a member of the New York development team at The NRP Group, a Top 10 national multifamily developer focused on community revitalization through transformative housing. At NRP she worked on a $600+ million pipeline of affordable, market rate, and mixed-income multifamily projects throughout Westchester County, New York City, New Jersey, and Connecticut, managing the development cycle from site selection and acquisition to financing, community engagement, design and construction, and lease-up.

Morgan’s real estate development experience is enhanced by her hands-on experience as a Development Manager for AB Capstone, where she was responsible for financial underwriting and entitlements to oversight of design consultants, filing and permitting with city agencies, and monitoring construction progress in the field for a variety of commercial and mixed-use projects throughout New York City.

Prior to earning her Master of Science in Real Estate Development from Columbia University’s Graduate School of Architecture Planning and Preservation in 2019, she spent twelve years in business development and marketing for several industry-leading architectural design firms including Perkins Eastman Architects.

Through her professional experience and education, Morgan combines strategic thinking, skills, and meticulous project management with a mission-driven approach to develop superior quality, sustainable, affordable housing that improves residents’ lives as well as the larger built environment.

Morgan earned her Bachelor of Arts from Bowdoin College and a Master of Science in Real Estate Development from Columbia University. She is an active member of Women in Housing and Finance, Inc.
