Our Asset Management Team keeps our properties thriving through the 24/7 efforts of dedicated, hands-on personal involvement. Asset Management is defined as oversight of the long-term health of portfolio assets and today’s effective Asset Management depends a lot on upon a team’s commitment to the preservation of resources at properties.
At The NHP Foundation we devote a great deal of time and effort to green practices when designing, constructing and rehabilitating our properties. We create and maintain the highest quality affordable housing possible, all while lowering our energy and carbon footprint.
Since 2014, water-retrofit programs have been implemented in nearly 3,000 units which have reduced water usage by about 522 million gallons portfolio wide or $6.8 M dollars in cost reduction.
Since 2018, we executed water-retrofit programs in nearly 600 units which are expected to reduce water usage up to 35%. Portfolio water consumption continues to remain low at 57.60 gallons per sf which is—28% below when compared to 2013. We’ve also completed rehabilitation of over 90 units in 2018 that included upgrades to Energy Star appliances and HVAC systems, water-efficient plumbing fixtures, solar panels that will generate electricity for the common areas, and window replacements.
Asset Management also partnered with energy providers in Connecticut to execute a $500,000 boiler-replacement program on a 200-unit property. The new boiler saves 10% of that property’s annual natural gas consumption.
